Well as an investor myself I just want to say “ get in while you can” because it will not last long. The overall prices of homes have slightly increased and in my opinion will continue to rise because there are fewer foreclosures to compete with.


Our market in Cape Coral has been distressed bank owned homes, foreclosures, and short sales and values have been rising in many areas not decreasing. You can still find a great pool home in the NW under $100,000 and a great waterfront home under $200,000 in Cape Coral. Our rental market is booming with all those foreclosed homeowners having no choice but to rent now pushing the rental rates high enough to generate a good investment cash flow.

Cape Coral Real Estate is a good investment and is still the best place to enjoy the warm weather, outdoor lifestyle, and waterfront activities. We have a great city with lots to do and our located about a half hour from the Fort Myers Beaches and Sanibel Island.

Cash Flow Homes in Cape Coral, Florida


Are you looking for an investment that can produce cash flow and will eventually earn you some equity? Right now in Cape Coral, Florida we have those opportunities for you but they will soon be vanishing. As a real estate investor myself , I see the everyday deals for you to pick up and cash in on later. I bought most of my homes in 2003-2005 and am upside down in quicksand and have had to face foreclosure on most of mine. I was not a bad an investor. I capitalized on the principle of leverage and paid thousand of dollars to learn how to invest with little or no down payment. In 2008 I had a VERY LARGE portfolio and it all started from buying a duplex on seller financing. Of course i do not have anything now because the market tanked along with my savings and homes. But today's opportunities are still great for those of you who have credit and a small down payment. Investments and second home purchases require at least a 20% down payment and leverage in today's market is not a common. I want to take you back to the basics of making money in real estate and show you the possibilities of earning a cash flow ($100-$200 per month) while having your mortgage payment paid by your renter. We have a few really good trusted property management groups that only charge a small 10%-15% fee to manage annually and will ensure your investment is protected. The mortgage rates are low and getting pre-approved ahead of time is necessary. Many homebuyers do not understand why it is so important to have a pre-approval before looking for a home but it is necessary. In fact in our MLS notes the sellers state that no offer unaccompanied by a pre-approval will be looked at for consideration. So if you are a first time buyer or want to upgrade on a newer home please consider buying a home in Cape Coral, Florida. If you are looking to invest on a home and want to have your investment pay for itself then i have two pieces of advice for you. One is ALWAYS keep a fixed rate......and NEVER get an EQUITY LINE to buy another home. I know it goes against the rules I was tought but now i have nothing to show because the economy sank. If you have Equity in your home and you do want to purchase something then my suggestion is to look at your home value's history before taking all the equity and get a fixed rate /30 yrs only.
